Design-Build vs. Design-Bid-Build

Direct answer

Design-bid-build gives the owner separate contracts with the designer and contractor and usually follows a sequential design, bid, then build process. Design-build places design and construction under one entity and may overlap design, procurement, and field work.

Neither method is automatically more certain. Certainty depends on what is defined, when price is established, how decisions are governed, and which risks remain with the owner.

Two projects, two sensible answers

Situation

Project A has a fully developed prototype, a flexible schedule, and an owner with strong design management capacity. Project B has an aggressive opening need, complex existing conditions, and equipment that must be procured early.

Response

Project A may benefit from a sequential competitive bid. Project B may benefit from integrated constructor input and overlapping activities.

Important nuance

Early price is not the same as early certainty.

A price offered before scope is mature depends heavily on assumptions, allowances, exclusions, and change provisions. Compare the basis of the price, not only the moment it appears.

Delivery-method questions

Which method creates more competition?+

Both can use competition. The timing and subject of the competition differ. Design-bid-build commonly competes a completed design, while design-build may compete teams, concepts, commercial terms, or trade packages.

Can design-bid-build include preconstruction?+

Yes. The owner can retain a contractor or adviser during design, but that service must be intentionally procured and coordinated with the later construction agreement.
